It has been a busy start to the new year for the J Electrical team. We have enjoyed working on a number of projects this month for customers around Sussex. A picture from one such project caused a great response from the community of Facebook. One kind Facebook user commented:

Besides leaving more space for your home décor, under floor heating can be used as a supplemental heating method or as the main heating source for your household.

Underfloor Heating Cost Is Lower Than Other Forms of Heating – Benefits and Savings

Landlords in the UK are required to ensure the safety of the gas and electrical installations in the rented properties under their control. While the Gas Safety (Installations and Use) regulations 1998 clearly spells out the requirements related to gas appliances, the requirements regarding electrical installations are not explicitly specified. If you have rented out property in the UK, there are many other reasons besides the legal requirements which make periodic electrical inspections a must. Let us take a closer look at the ten compelling reasons for electrical inspections.

1-To comply with legal requirements:

Other than the fact that periodic inspection is part of any good maintenance plan, landlords are required to demonstrate due diligence for electrical installations. Regular inspection is one way of demonstrating this. There are several acts that make this a necessity.

a) The Consumer Protection Act 1987 makes the landlord a ‘supplier’ to the tenant. There are several legislations under this act like the Electrical Equipment (Safety) Regulations 1994 and the Plugs and Sockets etc. (Safety) Regulations 1994 which are related to electrical installations and which make it the landlord’s duty to ensure the safety of the tenants. The act allows due diligence on the part of the landlord to be used as a defence should something go wrong. Periodic inspection is a way of demonstrating due diligence.

b) The Health and Safety at Work etc. Act 1974 is also applicable to self-employed people. The definition of a self-employed person in the Electricity at Work Regulations can be interpreted as being applicable to landlords. This makes it a requirement for the landlord to take all reasonable and practical steps to ensure safety of the tenants from electrical mishaps.

2-To prevent death or injury due to electrical shocks:

A malfunctioning switch or a broken outlet could result in an electrical shock. Regular inspection will minimise the risk due to broken or faulty components.

3-To Prevent fire:

Faulty wiring, poor quality wires and overloading can cause wires to overheat which could result in a fire. Poor contacts which result in sparking or shorting can also cause a fire. Inspections prevent these from happening.

4-To check the earthing:

Lack of proper earthing can result in many problems like equipment damage and electrical shocks. It is essential to check this periodically.

5-To prevent problems due to appliance malfunction:

Electrical problems can also be caused due to faulty appliances. Appliances need to be periodically checked.

6-To prevent problems due to alterations or poor repairs:

Alterations or repairs made by tenants themselves or by poorly trained electricians can cause wires to get overloaded beyond the current limits that they are supposed to carry. Inspections help identify such problems and correct the issue before any serious damage can occur.
7- To identify departures from the National standard (BS 7671).

8-To fix problems reported about the installation such as defective switches, fuses blowing frequently or circuit breakers tripping.

9-To check for damages caused by floods or leaks.

10-To verify the functioning of fuses, circuit breakers and other safety devices.

As a landlord in the UK, it is essential to conduct periodic electrical inspections of the property let out by you. Landlord electrical inspection is a legal requirement, but it is also in your interest if you have let out property.
